Sellers often ask us if they need to be present during showings. The answer is no, we will install a lockbox on your door for agents to get in with their buyers during showings. Here is everything you need to know about lockboxes.
LOCKBOX INSTALLATION
When you list your home weโre going to install a lockbox, which is generally located on your door or doorstep.
When a buyer wants to set up a showing their agents must call and make an appointment with your listing agent who, in turn, calls you (the seller) to make an appointment for the showing.
We use a system called โShowingtimeโ that helps us setup showings quick.
ADVANTAGES
A lockbox can be a huge time-saver for the folks doing the legwork in selling your home (aka your listing agent, the buyer's agent, and even the home inspector)โ which, in turn, can help move your house off the market faster.
With a lockbox on your home, a buyer's broker doesn't have to run by the listing office to pick up keys or hope that the listing agent can meet them with the keys, it makes it easier and more convenient to show.
SHOULD YOU BE PRESENT AT THE SHOWING?
When the sellers are present for each showing, it creates an awkward experience for the buyers. Buyers feel they cannot openly express their thoughts and have a more difficult time picturing themselves living there.
TYPES OF LOCKBOXES:
Basic lockboxes: Most real estate lockboxes have either a spin-dial combo lock or a push-button lock. Some have letters, others have numbers.
Electronic lockboxes: These Bluetooth-enabled lockboxes are connected to an app, which agents must use to access a personal code to open the box. That provides enhanced safety, because the codes are unique and trackable.
SAFE & SECURE
In our market we use the electronic lockboxes (as pictured to the right). These lockboxes are only accessible by those on our local MLS. They have to apply to apart of the MLS. These include the following:
Realtors
Inspectors
Appraisers
HOW LONG DOES THE LOCKBOX STAY ON YOUR DOORSTEP:
The lockbox will stay on your doorstep for the entirety of the real estate transaction.
