📝 FIVE things you should considering providing to buyers upfront {free downloads}

Buyers want to know everything about your home. If you’re willing to track down a few extra items, it just might help you sell your home quicker. Here are a few items we recommend:

1. HOME REPAIR AND MAINTENANCE RECORDS

Home repair and maintenance records are hard evidence of all that work you’ve done to your home while you’ve proudly owned it. These records also let the buyers know what needs immediate attention when they move in. Your home repair and maintenance records should contain the following:

  • Maintenance receipts such as roof repairs, chimney cleanings, appliance warranty plans, etc.

  • Dated records of your most recent painting, gutter cleanings, window washings

  • Utility maps for your electric and gas systems

In addition to this you might also consider a paint color list for future buyers. There are so many different colors, and types of paint that a list could be seen as extremely beneficial to a buyer. They might also see that you've taken enough care in your home to maintain such records. 

2. MANUALS AND WARRANTIES

Like the home repair and maintenance records, appliance manuals and warranties let the buyer know what shape they’re inheriting these items in when they move into their new home. You’ll want to provide the buyers with manuals and warranties for things like:

  • Washers and dryers

  • Refrigerators

  • Dishwashers

  • Stoves

  • Garbage compactor/disposals

We recommend keeping all the manuals in one drawer in your home, usually the kitchen (if you have room).

3. PAST UTILITY BILLS

Buyers will be curious to know how the electricity, gas, water, and sewer bills for your house shake out each month so they can budget accordingly. You’re not required to provide this information, but you can expect them to at least inquire about it. Consider offering them a copy of whatever records you’ve got handy, whether it be hard or digital copies.

4. YOUR VENDOR LIST

By now you probably "have a guy" for everything in your home. Since the buyers will be the ones continuing to maintain the items in the home it would be extremely helpful for them to use someone who's worked on your home before. Plus you're helping out those vendors you've created relationships with over the years by ensuring them future business.

5. A LIST OF YOUR FAVORITE LOCAL SPOTS

You've lived in your home for some time now, which means you've gotten to know the places around you. In fact, you know the place better than anyone else. Why not use your love for your home and neighborhood to help sell your property to potential buyers. Create a local's guide of all your favorite places. Things you might include:

  • Coffee Shop

  • Local Boutique

  • Favorite date night spot

  • Local parks

  • Library

  • Places to take your kids

  • Brewery

  • Farmer's market
